Landlord Gas Safety — FAQ

What is a landlord gas safety certificate?
A landlord gas safety certificate — officially called a Gas Safety Record or CP12 — is a document proving that all gas appliances, fittings and flues in a rented property have been inspected and are safe. It is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998 and must be renewed every 12 months by a Gas Safe registered engineer.
Which appliances need to be inspected?
All gas appliances supplied by the landlord must be inspected: boilers, gas fires, gas cookers, gas hobs, wall heaters, and any other gas-powered appliance. Appliances owned by the tenant do not need to be included, though flues and gas supply pipework serving those appliances must still be checked.
Can I be fined if my tenant refuses access?
If a tenant refuses access, you are not automatically prosecuted — but you must demonstrate that you took all reasonable steps to carry out the inspection. This means written notices to the tenant, documented attempts and a clear paper trail. We can help you document access attempts. If the situation is ongoing, you may need to seek legal advice.
Do I need a certificate for every property?
Yes. Each individual property requires its own annual Gas Safety Record. If you own a house of multiple occupation (HMO), each gas appliance in the property must be covered. We can carry out multiple properties in the same day or area to reduce costs.
Does a new-build property need a gas safety certificate?
Yes. New-build properties still require an annual Gas Safety Record from the first year of tenancy. The builder's building regulations certificate is not a substitute for the annual landlord gas safety check.
