What is a CP12 Certificate?

A CP12, or Gas Safety Record, is a document issued after a gas safety inspection confirming all gas appliances and pipework in your property are safe and operating correctly.

Under the Gas Safety (Installation and Use) Regulations 1998, all landlords with gas appliances in rented properties are legally required to arrange an annual gas safety check by a Gas Safe registered engineer.

The Legal Consequences of Not Having a CP12

What is a CP12 certificate?
A CP12 (formerly known as a CORGI Proforma 12) is an official Gas Safety Record issued following a gas safety inspection. It confirms all gas appliances and fittings in a property are safe to use.
How often does a landlord need a CP12?
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have a gas safety check carried out every 12 months by a Gas Safe registered engineer.
Do I need to give a copy to my tenants?
Yes. You must provide a copy of the Gas Safety Record to existing tenants within 28 days of the check, and to new tenants before they move in.
What happens if a property fails the safety check?
If an appliance is deemed 'immediately dangerous', it will be capped off. We will advise on repair or replacement options. A new certificate is issued once the issue is resolved.
